Any given project must be designed, approvals are always required, and the project then needs to be constructed.
This is a process full of risk and complexity, can this be done easily?
Yes it can. The construction of any project requires a sequential process. The process is a problem solving exercise in which scope, approvals, time, cost and quality are managed. To ensure that these factors are effectively realised, a clearly defined process must be followed with milestones.
A project can be divided into 3 x STAGES:
STAGE 1: DESIGN STAGE 2: BUILDING APPROVALS STAGE 3: CONSTRUCTION
// STAGE 1: DESIGN
This is an incredibly vital stage of the project in which the scope, timeline, budget and quality guidelines are established. This stage involves working closely with both the client and statutory authorities to ensure that the project is viable. Once initial sketches are produced, the client is able to review and make changes before proceeding to the next stage, building approvals.
// STAGE 2: BUILDING APPROVALS
The second stage seeks to obtain approval from local council / authority. Suitable documentation is prepared for lodgement.

The third and final stage of the project is construction. This can be broken up into 4 smaller stages – construction documentation, construction certification, tendering and contract
Construction Documentation This involves creating all documentation relevant to construction, as well as formation of a contract between the client and the builder. This stage enables the design to be refined, detailed drawings developed and detail specification.
Construction Certification (CC) An essential aspect of construction is the Construction Certificate, building work cannot commence without a CC. This step involves the preparation of the required documentation and submitted to the authority to obtain the approval.
Tendering This is the process in which a builder is selected to complete the project. We assist in short listing builders, assembling Tender Documents, administer the process and assist in the final selection of the builder so a building contract can be established between the builder and the client.
Construction Administration The final stage of the project, construction can begin! Throughout this process, in the role of contract superintendent, claims are accessed, quality and time is monitored to ensure the project is completed.
Once construction is complete, an Occupation Certificate is issued by the certifier, the building is now fit to be occupied.
Having an architect involved through a defined process from start to finish is a proven way to ensure quality / cost / time goals are achieved.
